Concept design evolves into fully coordinated technical drawings, material schedules, FF&E specifications, and MEP engineering drawings — all issued simultaneously to our in-house teams, eliminating the coordination gaps that plague multi-vendor projects.

Procurement & Programme

With design signed off, we issue purchase orders across all supply chains — materials, furniture, MEP equipment, AV systems — and lock in a detailed programme with weekly milestones. Long-lead items are ordered immediately to protect the handover date.

Our in-house site team takes full ownership of execution — civil, MEP, joinery, finishes, and installations, in sequence. A dedicated project manager conducts daily site inspections and sends you a Friday progress report every week without exception.

Commissioning & Handover

Before handover, we commission all systems — lighting control, HVAC, AV, access control — and conduct a thorough snagging walkthrough. We hand over a complete as-built drawing set, an O&M manual, and remain on-call for a 12-month defects liability period.

What exactly does "turnkey" mean in your context?

Turnkey means we take responsibility for every element of your interior project under a single contract — from design and space planning through civil works, MEP, joinery, furniture procurement, AV, and final commissioning. You hand us the keys to an empty space; we hand you back a fully finished and functioning space. No vendor management, no coordination overhead on your side.

How do you price a turnkey project?

We produce a fully itemised Bill of Quantities at the design development stage. Every material, every element of labour, every item of furniture and equipment is priced line by line. We don't give lump-sum per sq ft estimates — you know exactly what you're paying for before any commitment. Typical corporate turnkey fitouts in Bengaluru range from ₹2,200–₹5,500 per sq ft depending on specification and complexity.

How long does a turnkey project take?

Timeline depends on scale and complexity. A 5,000–15,000 sq ft office takes 10–14 weeks from design sign-off. A 40,000–80,000 sq ft project typically takes 5–8 months. We provide a detailed Gantt programme at the proposal stage — with milestones, long-lead item dates, and a confirmed handover date — so you can plan your move-in with confidence.

Can we make design changes during execution?

Minor changes can sometimes be absorbed; significant design changes are managed through a formal variation process. We price every variation transparently — you approve the cost and programme impact before any change is made. We don't proceed with variations without written sign-off, so there are no surprise additions to the final invoice.

Do you handle government approvals and permits?

Yes — our turnkey scope includes managing all required approvals and permits, including BBMP fitout permissions, fire NOC, electrical licencing, and landlord approvals. We have established relationships with local authorities and professional consultants who handle the permitting process efficiently.

What warranty do you provide after handover?

All turnkey projects include a 12-month defects liability period covering workmanship and installed systems. We also offer Annual Maintenance Contracts (AMC) from handover day — providing scheduled preventive maintenance, emergency call-outs, and periodic refreshes to keep your space in pristine condition year-round.
